SELECT TRANSACTIONS As Corporate Broker/Owner of Century 21 Real Estate franchisee multiple four office brokerage company [an initial C21 franchisee]; Managed the day to day operations, audited and reviewed client representation contracts, sale and purchase contracts, property management contracts, assisted and guided agents/brokers in negotiations, financing and escrowing and in daily operations of their duties and transactions. Set policy and internal procedures, personnel recruiting, executed training and mentoring; responsible for: operating budgets, accounting and governmental reporting task of corporation. HOME SALES Responsible broker for the initiation and completion of hundreds of single family residential transactions in all price ranges and neighborhoods, new custom and production housing subdivisions, condominium high rise & townhouses, and mature home transactions including corporate transfer representation, marriage dissolution, bankruptcy, REO and probate sales. PROPERTY VALUATION Mr. Bond is an Appraiser and carries out the principles and techniques of utilizing a variety of methods including market comparison, construction reproduction and costs estimation of improvements less depreciation and the capitalization of income necessary to establish the fair market value of a variety of businesses, real and personal properties. The properties have included HOMES, LAND, operating businesses, undeveloped agriculture country land, operating ranches, suburban residential, subdivision, development and lot land, condominium, and special use commercial – church, aircraft and automotive industry. Appraisal task included researching, gathering and assembling data necessary to functionally analyze and report the opinion of value with various comparable analysis functions including supporting mathematical computations directly associated with these real property appraisals. CUSTOM HOME SUBDIVISION SALES Represented a NYSE conglomerate company in the marketing and sale of a premier major planned community. Was responsible for the staffing, advertising, buyer prospect qualification, builder-architect liaison, construction coordination, construction and takeout financing of individual lot transactions, escrow closing details and after sale follow up of all properties sold in the 680 unit community. REAL ESTATE EXCHANGES Among others initiated and represented the exchanging principals in completing multiple party 1000 acre ranch - estate home – resort a 6.3 million dollar transaction. CHURCH SITES Represents church organizations as broker in the search and purchase and sale of a church and school sites. Has completed many transactions over the past 35 years in Northern California. HOG RANCH Negotiated the subdivision and sale of 1700-acre chicken ranch to a commercial hog operator. Coordinated the government required application process for a use permit approval required for the completion of this interesting transaction. TIMBER RANCH Represented a family trust as loan beneficiary in the foreclosure proceedings and subsequent sale of a Bandon Oregon coast timber operation and cattle ranch. Resolved the sensitive legal tenant occupancy and unlawful detainer action problems while handling the complexities of stays in foreclosure with local lender bank during the proceedings of sale and closing of escrow. DAIRY FARM Represented an estate in the sale of a substantial Anderson, Northern California dairy operation including processing equipment.
